Target Geography: Chicagoland MSA (100% Focus)
Target Asset Types: Small-to-Mid-Bay Warehouse, Distribution, Light Industrial/Manufacturing, and Flex facilities.
Target Transaction Profiles:
Operational Inefficiency: Properties that are under-managed or under-leased as a result of deferred maintenance, the need for significant capital investment to reposition the asset, management intensity, or lack of local ownership and market expertise.
Seller Circumstance: Situations requiring rapid liquidity, balance sheet restructuring, or partnership dissolution. CAP is able to act on an accelerated due diligence timeline where speed is prioritized over price by the seller.
Sale-Leaseback Opportunities: Acquisitions where the current owner/occupant immediately signs a long-term lease, providing a secure, stabilized cash flow while offering the seller capital.
Transactional Inefficiency: Deals involving structurally inefficient ownership, ownership fragmentation, or assets concentrated within family-operated portfolios that lack professional management.
